7 Luxury L.A. Condos From West Hollywood to Beverly Hills

Los Angeles often makes headlines for its over-the-top real estate, its palatial hilltop spreads, and its sleek mega-mansions. But for those who seek a more urban, white-glove lifestyle in the heart of a city known for its sprawling, proto-suburban geography, there are a surprising number of ultra-luxe condo developments that offer pampered living within a five- star hotel-like atmosphere.

Full-service condos typically require less day-to-day maintenance and upkeep than traditional properties—all that is handled by building management—and can be especially attractive for those who are constantly on the go and just want a place to keep their toothbrush when they pop in for short periods of time. It’s also become increasingly common for Hollywood heavy hitters to opt for apartment living as it offers a hideout from the paparazzi and the prying eyes of the hoi polloi. Rihanna, Denzel Washington, Katy Perry, and Kris Jenner all maintain deluxe spreads in some of L.A.’s toniest condo towers.

Luxury brands like Rosewood, Four Seasons, and Pendry are riding the trend by enticing wealthy buyers with sumptuous residences in buildings and complexes that offer enhanced security; subterranean or shielded entrances for discreet comings and goings; housekeeping, concierge, and other high-touch services; and on-site restaurants as well as in-residence dining by celebrated chefs.

As more and more well-to-do L.A. residents and those who maintain part-time homes there are trading their high hedges, private tennis courts, and acres of manicured grounds for sky-high pads in both established buildings and all-new branded residential towers, Robb Report has rounded up seven of the best developments throughout L.A. that are ushering in a new era of elevated luxury living.

Managed by Montage Hotels and Resorts, Pendry Residences West Hollywood is a 40-unit condo connected to the trendy Pendry West Hollywood hotel. All residences were conceptualized by EYRC architects and renowned interior designer Martin Brudnizki.

In a famously unwalkable city, the Pendry’s Sunset Strip location makes it ideal for residents seeking a buzzy neighborhood with tons of nearby entertainment and dining options, plus the added benefit of an ultra-private, hotel-managed living experience. Even more convenient for those who don’t want to drive (or even walk very far) to grab a bite are two restaurants helmed by iconic chef Wolfgang Puck.

Prices for extraordinary condos in L.A. now rival those of single-family homes, and last year, one of Pendry’s best units went for $22 million. There are, however, still a handful of residences available, like Terrace Estate 705, listed for $13.5 million. Spread over two levels, the three-bedroom, three-bathroom spread has a sprawling rooftop terrace, massive custom closets, a marble-sheathed primary bathroom, and stunning views of the city.

The Rosewood Residences Beverly Hills, set to open in 2024 with 17 residences starting at $10 million. Designed by renowned designer Thomas Juul-Hansen, the residential building is located on Santa Monica Boulevard and will feature homes with spacious, open-concept living areas and private pools.

Units range from 3,000 to over 7,000 square feet and have private elevator access, gourmet kitchens with double islands, palatial outdoor living areas, and shared high-end amenities.

Residents will have premium services and amenties within the building, including a resort-like rooftop pool, spa, fitness center, and relaxation areas.

This 13-story residential tower in the heart of Beverly Hills has 59 ultra-luxe residences overlooking the city, with interiors by Martyn Lawrence Bullard. It’s adjacent to the Four Seasons Hotel, as well as Rodeo Drive’s fabulous shopping, and offers indulgent hotel-like living for residents.

With layouts that range from one to four bedrooms, each unit offers turnkey comfort with sleek, contemporary design and plenty of light. All of the homes have outdoor areas with city views, as well as designer kitchens, sumptuous bathrooms, and open-plan living rooms.

Among the laundry list of perks are in-residence dining and housekeeping, an on-site IMAX theater, a Harley Pasternak-designed fitness center, and a private pool with cabanas.

The tower’s penthouse, dubbed One L.A., originally came to market as L.A.’s priciest condo with a $75 million asking price that has since been chopped to a still stratospheric and potentially record-setting $37 million. Despite the substantial price cut, should One L.A. sell for anywhere near its price, it will surpass the current record for the most ever paid for a single condo unit, the $35 million Candy Spelling paid in 2010 for her mansion-sized spread at The Century.

The Century, completed by Robert A.M. Stern Architects in 2010, remains one of the most sought-after condo towers in L.A. due to its central location in Century City and slew of hotel-like amenities, including a 75-yard pool, concierge, and outdoor dining.

The 42-story tower developed by Related Companies has 140 units with an array of floor plans, layouts, design schemes, and prices. The LEED Silver-certified building also has a notoriously strict, 24-hour, guard-gated entrance thanks to the number of notable celebrities who live, or once lived, in the building, including Matthew Perry, Rihanna, and Denzel Washington, as well as celebrated restauranteur Nobu Matsuhisa.

The 22-story boutique high-rise Beverly West, home to just 35 residences, is situated in the city’s Westwood neighborhood. Among the building’s many shared luxuries are a swimming pool and—a rare feature indeed—a rooftop helipad.

Known for its privacy and security, the building is sought after by celebrities for its exclusivity. Ellen DeGeneres and Portia de Rossi once owned two units in the building, and recently, The Weeknd’s glamorous penthouse sold for $18 million.

One of the building’s available penthouses, listed at close to $20 million, is a prime example of the building’s refinement and relaxed luxury. With 8,000 square feet of living space, the massive condo includes a wine vault, a mirrored gym, and a wet bar.

Renowned architect Olson Kundig’s residential project, known as 8899 Beverly, is one of L.A.’s most luxurious condo buildings. The completed tower has 38 residences ranging from $2.5 million to over $20 million, as well as eight Houses at 8899 Beverly.

Ultra-luxe amenities include 8 showroom-quality garages, called auto stables, that are available for purchase at an additional cost, plus a fitness and yoga studio and a lush 12,000-square-foot outdoor area that’s complete with a pool, fireplaces, dining areas, and groomed gardens.

The building is crafted with innovative materials, like a Swiss-made Vitrocsa glass glazing system, and among the myriad custom fixtures are hand-crafted door handles made of solid bronze and leather designed by Kundig. Each residence also has high ceilings and custom cabinetry, while floor-to-ceiling windows are filled with expansive views that stretch from Beverly Hills to the San Gabriel Mountains.

Designed by Pei Cobb Freed and Partners, the Century Plaza Tower Residences in Century City are comprised of two 44-story residential towers. The complex is anchored by the reimagined Fairmont Century Plaza hotel and also encompasses 100,000 square feet of premium shopping and dining space.

The striking twin towers are sculpted in the shape of reuleaux triangles and offer column-free interiors, with the 268 residences featuring floor-to-ceiling windows with unparalleled views of the city, as well as glass-lined balconies, gourmet kitchens with state-of-the-art appliances, and spa-like bathrooms.

The complex’s hotel-like amenities range from a wine room and library lounge to a children’s playroom and screening room. There’s also a full suite of fitness amenities, including a yoga and meditation lawn and a reading garden.
